Thank You for Choosing Dreams Vacation Rentals as your Family Vacation Destination.

  • ALL Reservations MUST be paid in Full 30- days prior to arrival.
  • Once paid in full & Rental Agreement has been recieved with ALL valid details, you will receive a second document that you will need to bring with you to ensure you find your rental property with ease.
  • Please note that it is self-check-in.

***Please ensure you have accurate directions to your rental property before you travel, we want to be sure you are able to gain access upon arrival.

*** If for any reason you have not received final confirmation with check-in details at least 3 days prior your travel time, contact Dreams via email/phone.

Please Do Not wait until travel day to do so.

Dreams Vacation Rentals hours of operation are:

Monday to Friday 9am-4pm -and- Saturday from 9am-2pm.

Our emails are answered up until 8pm.

May you need after hours Maintenance assistance, please leave a detailed message including the property address.

A team member will contact you as soon as possible.

By Signing this Document, the Guest(s) Accepts FULL responsibility for the following: 

*Dreams reserves the right to cancel ANY booking that fails to sign the Rental Agreement and/or Provide copy of Identification & Credit Card

* Name MUST match to avoid Fraudulent activity Guest Must be at least 25 years or older to check-in for Pool Homes / 21 years old for Condos & Townhomes

*ALL Guest(s) MUST Attach copy of Identification and Credit Card used to book reservation.

*Credentials must be received with Rental Agreement, this also applies to last-minute bookings. (Please note copy of credit card details Excludes VRBO & Airbnb reservations)

**PRE-PAID CARDS are NOT permitted AS PAYMENT METHOD

**Check-in time is 4pm, this time is set to allow our cleaners time to prepare the home for you.

Please DO NOT arrive early without first notifying Management.

A charge of $45.00 will be applied for early check in.

Check out time is 10 am, if you wish to have an extended check out time please contact management 24 hours prior to arrange (Not Guaranteed). A charge of $45.00 will be applied for late checkout.

Any Damage to the home directly caused by the tenant (or their guest) during the rented period, will be charged to the card on file.

Each property is inspected prior and after all guest arrival/departure.

All existing damages are noted. Any damage after your departure will be charged.

Any damage to the property MUST be reported immediately to Management. Failure to do so will result in the cost being incurred to the tenants account without further explanation.

Occupancy maximums-
2 bed- 4 guests;
3 bed- 6 guests;
4 bed- 8 guests;
5 bed- 10 guests;
6 bed- 12 guests.

ALL properties are privately owned; the Owners/Management are NOT responsible for any accidents, injuries, or illnesses that occur while on premises or its facilities.

Owner/Management is NOT responsible for the loss of personal belongings or valuables of the tenant (or their guest).

ALL properties are NON SMOKING properties and this will be fully enforced.

Charges for fumigation and/or additional cleaning fees will be charged to the tenant’s account if there has been smoking in the property Starting at $350.

No pets are allowed in rental properties.

If pets are discovered, additional clean fees and flea extermination by a professional company will be charged to the tenants account, Starting at $250.00

Please ensure you have all your belongings and that you have removed ALL trash (ALL condo/townhome resorts have Trash Dumpsters throughout Resort. from rental property, additional charges will be applied if this has not been carried out.

Minimum $50 trash removal fee.

Guest agrees to leave the home in a tidy condition on departure.

No Parties/Events at Rental Minimum $450 fee if Party discovered.

Please place keys (if your home has them) into the lockbox, upon your departure.

Lost keys will result in a fee ($35), as well as any lockout assistance ($45+).

LEAVE ALL PARKING OR POOL PASSES IN THE HOME UPON DEPARTURE.

**By placing this booking and paying a deposit the guest gives permission to Dreams Vacation Rentals to charge account and/or credit card held on file for any damage caused by the Tenant (or their guest).

Minimum Age Group Bookings / Snowbird Bookings require a $200 deposit, which will be returned 7 days upon your departure.

College Intern requires 1-month deposit, which will be returned 7 days upon your departure.

Direct Bookings are subject to a 3.9% Credit Card Processing Fee (4.5% International Credit Cards)

The guest accepts all Terms, conditions, and cancellation policies: (if booked via VRBO/AIRBNB please refer to their site for Cancellation Policy, the cancellation policy below applied to direct bookings ONLY)

a.) ALL reservations canceled will result in loss of the deposit.
b.) If you give us 1 Months’ notice prior to your arrival, a full refund will be given (excluding deposit)
c.) If notice is 14 days prior to arrival a 50% refund will be given.
d.) Less than 7 days prior to arrival No Refund will be given.

There will be no refund for early departure if you wish to change your dates from the original given (subject to availability), this is not a problem.

The first change will be free.

Any subsequent changes will be $40.00
